Description

The John Street Residence in the City of Brampton is a 200-unit high-rise social housing project that will be developed by the Regional Municipality of Peel in the historic downtown district. The contractor, a leader in the introduction of innovative green products, will oversee the construction of this project that aims at a LEED Platinum certification. The LEED certification consideration makes the project implementation more expensive than only following the Region of Peel Affordable Housing Design guidelines, but the contractor has been able to attract sponsorship from international corporations to make the LEED component viable. The estimated energy savings relative to the Model National Energy Code for Buildings is 50.4 per cent from all the proposed measures, some of which are low-E windows with fibreglass frames, suites with individual heat-recovery ventilation, demand-control ventilation in common areas, high-efficiency HVAC systems and water heaters, a drainwater heat-recovery system, low-flow plumbing fixtures, occupancy light sensors, high efficiency appliances and with a strong effort to employ recycled and "Green label" materials during the construction phase. Two particularly interesting features of the project are the individual suite air handling, which will greatly improve indoor air quality, and the corporate sponsorship program, which will help to educate businesses on the nature of affordable housing through direct participation in the project.
