Description
The City of Surrey will complete a facility condition assessment which requires a visual non-destructiveinspection of specified buildings by architectural and engineering professionals. The City will purchase asset management software to produce capital plans and train all levels of staff on Asset Managementand reporting.The inspection combined with a review of the base building data and maintenance history, shall be used to identify all deficient conditions in terms of deferred maintenance, capital repair and building life safety code non-compliance. The facility condition assessment should focus on the following:• Structural systems;• Building Envelope – waterproofing systems;• Exterior Wall Systems – windows, doors caulking and sealants;• Interior Systems – interior finishes, millwork, washrooms and kitchens, doors, flooring, Painting etc.;• Vertical systems stairwells and elevators – City has conducted an audit and the information will be provided for input into the software database;• Life Safety Systems including fire protection;• Mechanical Systems – HVAC & plumbing systems- City will provide information for selected buildings for input into the software database;• Electrical Systems - Data will be provided to be uploaded into the software program for select buildings;• Handicap Accessibility – ADA & TLR requirements;• Parking lots, pathways, site lighting and signage.
