Description

With increasing concerns of housing affordability in the Comox Valley, the Wachiay Friendship Centre recognized a need for increased affordable housing for Indigenous Elders and singles in their community. The planned project will redevelop an underutilized parking lot to a five-storey, 40-unit residential building adjacent to the Centre. The provider will engage an energy modeler to investigate which strategies could be implemented to reach a net total energy use intensity of less than 80 kWh/m2.
The provider will also engage a building envelope & mechanical consultant. The units will be a mix of affordability, with market and rent geared to income (RGI) units.
The project is centrally located, with easy access to public transit, inclusion of an indoor cultural gathering space and close proximity to walking trails and outdoor green space. The location is defined by the City of Courtenay Official Community Plan Land Use Growth Map as a ‘neighbourhood hub’ growth node, indicating a continued increase of services within close proximity.
