Description
Résidence Sainte-Thérèse is a 36-unit affordable independent, non-profit living facility for seniors (est. 1982).
The applicant will undertake end of life and outdated (i.e., not meeting code) building systems replacements. The capital retrofit project aims to improve the energy efficiency of the apartment building while maintaining its affordability. This would be achieved through upgrades of building envelopes and windows, and integration of several energy-efficiency improvements such as mini-splits, new luminaires, heat recovery technology in the ventilation system, and energy-efficient appliances.
Innovative aspect(s):
• This project offers energy performance improvements and best practices that were not previously used by Résidence Sainte-Thérèse Inc.
• Tenants will be educated on the anticipated results of the energy efficiency improvement technologies introduced in the retrofit project and how their participation will contribute to its success.
Replicability:
The applicant will produce a report of best practices and project-specific solutions for the benefit of New Brunswick Non-profit Housing Association members. It will be showcased at their annual conference, presented at seminar and webinar series to further mobilize membership on energy retrofit efficiency improvements, and made available on the association’s website to further encourage adoption and implementation on retrofit projects.
Affordability:
All units will rent for less than 80% of the local Median Market Rent (MMR).
The inclusion of an energy-efficiency component into the retrofit project will provide energy costs savings for both the applicant and tenants, thereby making the cost of housing more affordable.
Eligibility: This application is eligible because it aims to achieve or exceed the following objectives:
Applicants must be municipal governments, municipal corporations or municipal housing/service providers, non-profit, mission-driven affordable housing providers, or non-profit cooperative housing provider.
At least 30% of the units in the proposed building have rents at or below 80% of the local median market rent (MMR).
A retrofit project must achieve a minimum 25% reduction in energy consumption compared to the current performance baseline.
