Description

The Antigonish Affordable Housing Society (AAHS) is applying for funding to design its first net-zero energy affordable housing development. The “study” stage of development will canvass the feasibility of the energy model and complete architectural designs.

Building on successes from a previous energy-efficient affordable housing project, this development will have 14 two- and three-bedroom units, all below 80% of median market rent for Antigonish. Proposed energy measures include high-efficiency heating/cooling units, energy-efficient lighting, a highly insulated building envelope, and optimized onsite solar energy. Clotheslines and a community garden will provide further energy savings as well as social benefits. The development will also feature a paid community navigator who will connect residents to services and resources. The study will address the financial feasibility of offsetting a portion of the navigator’s salary with the project’s energy savings.

AAHS has a strong focus on social benefits to its residents. The planned development responds to specific housing needs in the Strait Region, as well as the Municipality of Antigonish’s sustainability plan. AAHS strongly values collaborative capacity building. It engaged extensively with stakeholders on topics related to the project, including hosting two “People’s Schools” on affordable housing. The building site is thoughtfully placed within walking distance of services such as libraries, schools and public transit, which will reduce residents’ transportation costs and increase access to essential services.

Innovative aspect(s):

  • This is the first attempt AAHS has made to build a net-zero energy project
  • The community navigator position is a novel idea for affordable housing developments

Replicability:

  • AAHS documents and shares its successes with numerous community organizations and municipalities across the province, including through future Peoples’ Schools
  • The community navigator position may form part of future affordable housing projects
  • AAHS emphasizes local works and procurement as much as possible, which promotes local capacity for further sustainable housing development and furnishing
