Description

Places for People Haliburton Highlands Inc. (P4P) will draft an energy efficiency and production report and a planning justification report for an undeveloped 2.71-acre lot gifted to P4P by the municipality of Dysart et al. These reports will, respectively, investigate upfront, maintenance, and fuel costs of different energy efficiency measures, as well as justify efforts to rezone the land as residential and confirm project consistency with the Provincial Policy Statement. P4P will also continue work on a community bond strategy in partnership with Tapestry Community Capital; a strategy that has been in development for 2 years to date. This initiative will work to address the housing and homelessness issues within the community, while maintaining energy efficiency and NZER standards. P4P plans to build between 40-60 units on the lot, half of which will list below 80% MMR. The lot may sustain up to 101 units, allowing for further developed in a future phase. Investigation of environmental measures such as on-site renewable energy generation, passive house design, low-flow water fixtures, energy recovery ventilation (ERV) and low carbon construction methods will help determine the maximum energy savings within the project’s affordability constraint. As next steps, P4P intends to secure the municipality’s approval to rezone the lot as residential, further apply for SAH study grant and CMHC seed funding and finalize the community bond component of their financing.
